A transformative mixed-use development project, 17 East Main, in downtown Zeeland, backed by nearly $7 million in investment and key support from the state of Michigan, officially broke ground on Thursday, October 17. Developed by Geerlings Development in partnership with the city of Zeeland and the Michigan Economic Development Corporation (MEDC), this three-story, 28,212-square-foot facility aims to revitalize an underutilized property into a vibrant hub of residential and commercial activity. The project includes 22 new residential units and 9,404 square feet of commercial space, creating a new gateway to Zeeland's downtown area.

“The Michigan Economic Development Corporation is excited to partner with 17 East Main and the city of Zeeland to bring nearly $7 million of capital investment and 22 residential units to the community while transforming an underutilized property into a vibrant gateway to the city,” said Michele Wildman, Chief Place Officer, MEDC. “By providing attainable housing options, downtown Zeeland will see an increase in foot traffic, driving more business to local establishments and making a significant impact on the community. We applaud the important contributions from Geerlings Development and Midwest Construction Group to the city and region.”

The project is supported by a $900,000 Revitalization and Placemaking (RAP) grant from the MEDC, along with local incentives, including a Commercial Rehabilitation Act tax abatement valued at $454,858 and a Brownfield Plan with local capture of $138,986. This investment will be a cornerstone of Zeeland’s broader Downtown Vision Plan, enhancing community engagement and promoting economic growth in the region.

“The City of Zeeland appreciates the investment that Geerlings Development and the Midwest Construction Group are making into the city of Zeeland,” said Tim Klunder, Zeeland City Manager. “This project site has been a significant component of the city’s overall Downtown Vision Plan and City Council’s Strategic Action Plan to build strong corners in our downtown. We are thankful to Scott Geerlings and the Midwest Team for taking a hold of that vision and bringing it to reality through the construction of this three-story facility. It will serve as a cornerstone to the west gateway of Downtown Zeeland and be a strong asset in our community for years to come.”

Scott Geerlings, Developer with Geerlings Development, expressed his pride in collaborating with the city of Zeeland and the state of Michigan on the project that is expected to be completed in the summer of 2025.

“We’re incredibly proud to work alongside the city of Zeeland and the MEDC to bring this vision to life. At Geerlings Development, it’s in our DNA to create projects that not only enhance the communities we serve but also contribute to their long-term success,” Geerlings said. “This development represents our commitment to building spaces that support local businesses and create new opportunities for residents to thrive.”
